Old Radon System Inspection
Challenge
We received a call from a homeowner in North Potomac MD concerned about high radon levels detected in a recent test. The home's radon mitigation system, installed by another company over a decade ago, needed a thorough inspection to identify the cause of the problem.
We arrived the next day equipped with advanced diagnostic tools to assess the condition and performance of the existing system.
We began by inspecting the radon mitigation fan, which we found to be operational. This indicated that the fan itself was not the source of the problem. Next, we checked the U-tube manometer, a device used to measure the system's pressure, which confirmed that everything was functioning within normal parameters.
To investigate deeper, we conducted a Pressure Field Extension Test. This involved drilling one or more pilot holes in the concrete slab and using a micromanometer to precisely measure if the existing radon mitigation fan was effectively extracting radon from beneath the basement concrete slab. The test confirmed that the mitigation system was working correctly in the basement area.
Solution
For the final step of our inspection, we used Radon Sniff Test Equipment to determine where the radon gas was infiltrating the house. The test revealed that the radon was coming from an adjacent concrete slab, which was part of the split-floor design of the house. While the basement had been treated for radon, the slab-on-grade section of the house had not been mitigated.
We concluded that the untreated slab was the source of the elevated radon levels. We provided the homeowner with a detailed report and recommendations for extending the radon mitigation system to include the adjacent slab.
The homeowner was relieved to have the mystery solved and grateful for our thorough and precise inspection.
