Radon mitigation with crawl space encapsulation

Challenge
The house needed radon mitigation due to high levels of radon gas in the air. During our assessment visit, we noticed that they had an earth-exposed crawl space, which contributed to poor air quality for the residents and increased radon levels. The best solution in this case is to first install a crawl space encapsulation. Crawl space encapsulation involves installing a specialized membrane in the crawl space and sealing it to trap moisture and radon gas.
Solution

We installed a special plastic membrane to cover the crawl space floor and sealed it airtight to the walls and piers. A perforated pipe was installed under the plastic liner and connected to a radon fan. The fan pulls radon from beneath the liner and releases it into the air above the house, where it dilutes. This process is labor- and material-intensive, but it provides a significant reduction in radon levels and address other air quality issues including humidity and mold contamination.
